Privacy Policy

What we collect, why we collect it, who we share it with, and your rights. Effective date: April 2026.

What We Collect

We collect information you provide when you complete our accreditation questionnaire or contact forms, including:

  • Name and email address
  • Approximate net worth and income ranges (for accreditation screening)
  • Property and 1031 exchange timeline information
  • Investment experience and preferences

We also automatically collect technical information, including:

  • IP address and approximate geolocation (city-level)
  • Device type, browser, and user agent
  • Pages visited and time on site
  • Referrer URL and UTM parameters

When you use the calculators, inputs you enter (property values, adjusted basis, income, depreciation amounts) may be stored temporarily in session storage. This data is not transmitted to our servers unless you submit the suitability questionnaire.

Why We Collect It

We use your information to:

  • Conduct accredited-investor pre-screening
  • Share verified leads with our broker-dealer partner for follow-up
  • Tailor calculator defaults and educational content to your situation
  • Prevent fraud and maintain site security
  • Comply with securities regulations and audit requirements

Who We Share Your Information With

Your information is shared with:

  • [BROKER_DEALER_NAME] (CRD [CRD_NUMBER]), our broker-dealer partner. By submitting our questionnaire, you consent to us sharing your information with the broker-dealer so a licensed representative can contact you about DST offerings and accreditation verification.
  • Service providers who assist us with hosting, analytics, and lead management (all bound by confidentiality agreements).

We do not sell, rent, or share your personal information with unaffiliated third parties for their own marketing purposes.

How Long We Keep It

We retain questionnaire submissions and lead records for seven years to satisfy securities-regulation recordkeeping requirements. Newsletter subscription records are retained until you unsubscribe. You may request deletion of other personal information by contacting us at hello@1031dsthub.com, subject to applicable legal obligations.

Cookies and Tracking

We use a signed, httpOnly session cookie (“gate_pass”) to remember your qualification status for 30 days. We do not use third-party advertising cookies or cross-site tracking pixels.

California Residents: CCPA/CPRA Rights

California residents have the following rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA):

  • Right to Know: request disclosure of what personal information we collect, use, and disclose about you.
  • Right to Delete: request deletion of your personal information, subject to legal exceptions.
  • Right to Correct: request correction of inaccurate personal information.
